This seller did not want to spend money to remodel the home/kitchen. 

The problem was that the potential buyers could not see the vision... given the terrible state of the house.

My solution was to provide a 3-D rendering of how I would design the space to function better and provide a larger kitchen.
I oriented the kitchen to keep the appliances in similar locations (to save cost) and have a gorgeous ocean view. I also kept a post in the design to show how the island would work without spending money on an expensive beam.
The new home owners liked the design so much that they bought the house, and they used my design.
