Architecture is all about baby steps. Small, incremental improvements are necessary when dealing with something as complex as design and construction. The first step is always to schedule a phone call, in-person meeting, site visit, and understand your goals.

Schematic Design
Once we agree to work together then the schematic design phase begins. Our typical projects include 2-3 variations on the original 'concept' using floor plans or 3D renderings to get the idea on paper. From there we can further refine the variations until you are happy with a single idea.

Design Development
After a singular idea comes into focus then we begin diving into every detail of the design. This is where the fun part begins - picking materials, defining windows and doors, and focusing on specific elements that make the design really work for your needs. At the end of this stage you'll have a design you can be proud of, and be excited to live in!

Construction Docs.
Now that the design is finalized we can begin developing the plans into a set of drawings suitable for permits and construction - typically termed a 'CD' or 'Construction Documents'. This includes the floor plans, elevations, sections, detail drawings, mechanical, plumbing, electrical, and more that are specific to your project needs. A typical CD can vary from 5 pages to 50 pages and all depends on the total scope of work being built.

Permitting
Once the CD is completed you'll begin the process of securing permits for construction. PDC can be your resource to assist with permitting needs, but it is typically the responsibility of your General Contractor. Throughout the permit process we may need to revise drawings to meet building codes, colloquially called 'redlining'. At the end of this phase you'll have stamped plans that are approved and ready to build.

Project Management
During the construction process we make ourselves available for Project Management services, also known as Construction Administration. It is very common in this business for General Contractors to make decisions during construction that are outside the intention of the project, so Construction Administration is vital in order to ensure the project is built according to plan. This typically entails multiple site visits throughout construction, approving shop drawings, and ensuring that the work being done is in line with your goals.
